The Evans & Rosedale Urban Village is comprised of hundreds of lots, defragments over a century of time through economic ups and downs. What was once the outskirts of town in now part of the urban core. Over this time parcels, once platted as a single lot, have been chopped up through partial lot sales, heirship splits, and generations of changing hands. When looking at the City of Fort Worth’s future land use plans this area is designated for Mixed Use development. However, the difficulty of accumulating enough adjacent lots together and attracting developers to build to the max in an area so defragmented is nothing less than challenging.

When asking Mayor Mattie Parker what does the city need in order to effectively progress in this area of great defragmentation her simple reply was, “…That’s where we are looking to you, the land owners, developers and builders. We need your help.”

ERC has taking on the mission to ensure the defragmentation of this prime area for future economic development properly develops into a robust contributing area of commerce of Fort Worth.

Investments not placed in specific projects are placed into our general Lot Defragmentation project to ensure we have the abilities to continually assemble adjacent parcels of land together when they being available on market. It’s imperative we assemble sizes of 10,000 sqft or larger in order to attract area partners with visions that are at or greater than what ERC envisions for each adjoined parcels.

ERC already has multiple success stories in lot defragmentation. Mostly noted was after accumulating 6 lots in efforts to join them with 4 others ERC successfully reunited an entire block of lots. This assemblage is nothing less than a success story. Now in the hands of a land partner, who is bringing their grand vision to the area, the area is 1 step closer to big visions coming to life.
